From Stalled to Sold

There is a significant difference between putting a property on the market and strategically bringing a property to market. The recent sale of 204 Bamboo Loop, Unit 202 in Belle Isle Yacht Club in Georgetown, South Carolina is a perfect example.

This beautifully renovated three-bedroom waterfront condominium offered 1,822 square feet of living space, sweeping views of Winyah Bay and access to the distinctive amenities of Belle Isle Yacht Club. The property ultimately sold on August 12, 2026 for $482,000. But the story behind the sale is what I believe matters most to homeowners.

Before I was involved, the property had already been offered for sale with another brokerage. Despite the quality of the residence and its unique waterfront setting, the previous listing had generated only limited showing activity and had struggled to gain meaningful traction in the marketplace. The property didn't necessarily need to change. The strategy did.

A Sotheby's International Realty Connection Started the Conversation

One of the greatest advantages of being affiliated with Sotheby's International Realty is something that cannot always be measured by an advertisement, website impression or marketing statistic: relationships.

Professional media was the foundation of that strategy. We produced high-resolution architectural and real estate photography designed to showcase the renovated interiors and waterfront views. We incorporated an interactive 3D virtual tour so buyers could experience the property remotely. Detailed floor plans helped potential buyers understand the layout before ever walking through the door. We also created cinematic video content capable of communicating something static listing photos cannot always capture—the experience of living along the water at Belle Isle.

Each of those assets had a specific purpose.

When combined, they tell a much more complete story.

Marketing the Belle Isle Yacht Club Lifestyle

Selling a property such as 204 Bamboo Loop is also about selling more than the interior of the residence.

Belle Isle Yacht Club offers a distinctive Lowcountry waterfront lifestyle along Winyah Bay. Residents enjoy access to a private marina with Intracoastal Waterway access, community swimming pool, tennis and pickleball courts, clubhouse and an active neighborhood atmosphere. Owners also enjoy access to a private beach house on Pawleys Island, creating an unusual combination of waterfront living in Georgetown and convenient beach access on Pawleys Island. Those attributes matter to a buyer. So does location.

Historic Georgetown and its waterfront Harborwalk, restaurants and shops are nearby, while Pawleys Island is approximately 20 minutes away. The property also provides access to both the Charleston and Myrtle Beach markets. Our marketing needed to help potential buyers understand that they weren't simply considering a condominium. They were considering a lifestyle.

Professional Media Is Only Valuable When People See It

Creating exceptional marketing assets is one part of a successful listing strategy. Distribution is the other. Once the new listing was launched, we used those photography, video and digital assets as the foundation for a targeted marketing campaign designed to generate meaningful exposure for the property. Over the following weeks, that campaign generated tens of thousands of views across our digital marketing channels. That exposure wasn't about accumulating a large number for a marketing report. It was about increasing the probability that the right buyer would discover the property. And that is exactly what happened.

  • How will buyers outside the immediate market discover it?

  • How will engagement and showing activity be evaluated?

  • What happens if the initial strategy isn't producing the desired result?

  • And who does your real estate advisor have relationships with beyond their own database?

Marketing a property successfully requires much more than a launch date. It requires a strategy that begins before the first photograph is taken and continues through negotiations and closing.

What Made 204 Bamboo Loop, Unit 202 Different?

The residence itself provided plenty to showcase. Located within the gated Belle Isle Yacht Club community, Unit 202 featured renovated bedrooms and bathrooms, an updated kitchen, open living and dining spaces and large windows overlooking the water. The residence was offered furnished and provided a turnkey opportunity for someone seeking a primary residence, second home or coastal retreat. But great properties don't automatically create great outcomes. They still need the right presentation. They still need exposure. And most importantly, they need a strategy for connecting the property's strongest attributes with the buyers who value them. That was our goal with 204 Bamboo Loop from the moment we began preparing it for its return to the market.
